This furnished rental property is within walking distance of beautiful Lake Texoma. It features a living room with Roku TV, WiFi, fully-stocked kitchen, dining area, 2 full bathrooms, 1 furnished bedroom, a second bedroom that could also be used as an office or sitting room, a laundry room with washer/dryer, a dedicated parking spot, and storm-shelter access. Short-Term Rental: The Cozy Cottage offers a relaxing and peaceful retreat from hectic schedules and bumper-to-bumper traffic. With Lake Texoma only a short walk away, come enjoy all that "Lake Life" has to offer. 

  • $50 deposit required (applicable to final night's stay)

  • 2-Night Minimum (non holiday)

  • 3-Night Minimum (holiday)

  • $50 Cleaning fee required

  • Weekday Rental (Monday-Thursday) = $130/day

  • Weekend Rental (Friday-Sunday) = $150/day

  • Holiday Rental (regardless of day) = $175/day

 

Max occupancy for short-term rental

(7 days or less) is 4 people, unless otherwise authorized by owners/management. 

​Long-Term Rental (Month-to-Month rental for minimum of 6 months): It is the perfect size for a retired individual or couple looking to enjoy "lake Life". It is also great for a working professional who likes to work from the peace and quiet of home or is looking for an easy commute to the Whitesboro/Sherman/Denison area.

  • $75 Non-refundable background check required.

  • Rental Agreement paperwork, $600 security deposit, AND first month's rent due upon passing background check to "officially" secure rental.

  • Renter must provide copy of most recent pay stub.

  • Renter must be able to provide references upon request.

  • Sub-leasing is prohibited.

Max occupancy for long-term rental is 2 people, unless otherwise authorized by owners/management.

This smoke/vape/drug-free property is available for rent on a month-to-month basis. Rent is based on number of occupants/pet. Max occupancy for long-term rental is 2 people, unless otherwise authorized by owners/management.

* 1 person w/0 Pet: $1300 monthly 

* 1 person w/1 Pet: $1400 monthly  

* 2 people w/0 Pet: $1400 monthly 

* 2 people w/1 Pet: $1500 monthly

The preference is for a long-term renter without pets; however, a single pet may be considered depending upon type/breed/need (aka service animal). Pitt-bulls and Rottweilers will not be accepted, no exceptions. Note to renter with pet: an additional $200 pet deposit will be due along with security deposit and first month's rent. Renters with service animal must have proof of animal's service ID and Vest. 

Rent includes utilities (water, gas/electric, waste pick up, and WiFi.) $200 of rent is allocated to cover utilities. Overage fees are the responsibility of the renter and will be added to next month's rent. Rent is non-refundable. Pet

 

The security deposit will cover the cost of professionally cleaning the rental property and carpeting. Once all cleaning fees are paid, any remaining funds of the security deposit is refundable provided there is no damage to the property/furnishings, and/or none of the furnished items are missing, and/or there is no outstanding rent or utility overage fees due. 

 

Cash, Zelle, or Venmo is the preferred method of payment. Credit cards are accepted, but there is a 4.5% service fee passed on to renter. No personal checks accepted, no exceptions. 

Termination of Long-term rental:  Renter(s) shall provide a minimum of 25-days’ written notice to Owners/property management of intent to terminate rental agreement. It is recommended to include notice of termination with rent on the 1st (first) day of the month. Notices provided after the 5th of the current month will be applied to the following month and honored as such; thus, the Renter(s) are responsible to pay the next immediate month’s rent in full. Final day of occupancy shall be on the last day of the exit month. The security deposit is refundable provided renter is not in breach of contract, all rent due is paid in full (no outstanding balance) and there is no damage to the property. Deductions from security deposit will be made to cover any outstanding balance owed and/or for damage repair costs. If the security deposit does not adequately cover outstanding balance owed and/or damage repair costs, the Owners/property management will charge the difference to the renter's credit card on file.

Owners/property management may terminate rental agreement if Renter(s) violate terms set out in the “Code of Conduct” section of the rental agreement, and/or for failure to pay all rent, and/or failure to pay utility overage fees due within 5 days of payment cycle. Owners/property management shall provide 15-days' written notice to Renter(s) of intent to terminate rental agreement. Last day of Renter(s) occupancy will be the 15th day of the termination period.

 

The Cozy Cottage/Owners are not responsible for lost, stolen, or damaged personal property (see Hold Harmless policy for additional details).
