Attention Long-term renters: If you want to move to an RVP location, but have no way to tow your camper, please inquire about our towing service. Must be within 25 miles of an RVP location.

Note: Rent includes all utilities & Wifi. Utility usage is averaged based on length of stay and that average is reflected in the rental rate.

Electricity is included in monthly rent; however, additional fees may apply for excessive usage. Whenever the camper/RV unit is not occupied, please keep the thermostat at 85 degrees during the summer/hot months and 55 degrees during the winter/cold months.

Quoted rental price for full-time living is based on a max occupancy of 2 people. Additional person(s) may be allowed if approved by management and will be an additional $50 per person/month for full-time renters.

All Monthly Renters:

All Camper/RV units must be 2010 or newer.
-
There is a $50 deposit* to hold the site while a background check is in process.

For the safety of all our renters, we run extensive Nation-wide background checks for long-term, full-time tenants. This is a $75 non-refundable fee. Short-term "weekender" tenants must pass a standard tenant screening/background check of $30; also non-refundable.

Upon passing background check, first month’s rent is due in full to officially reserve the site.
-
Subsequent monthly rent is due on the 1st day of each month. (5-day grace after which there is a $25 late fee.)

Renter must provide The RV Patch with valid and current contact information to receive park updates and safety notices.

Renter must provide The RV Patch with current Proof of Insurance on their Camper/RV unit, which must be in their name, as well as a valid Driver’s License in order to operate motorized vehicles on premises.

Sub-leasing is prohibited.

If requested, Renter must provide copy of most recent pay stub and at least one reference.

All monthly/seasonal/long-term renters must provide written notice of cancellation per the outlined terms in the cancellation policy found on the "Park Rules & Policies" page.

November-February Rentals Only:

Renter must be properly supplied with RV winterization equipment in order to rent a site during predominantly cold months (November-February). See "Winterization Protocols" from menu page for additional information.
Store & Save Option: Not available to "full-time living" tenants
"Weekender" tenants (2-3 days per week) who don't want to lose their site, but also don't use it over the colder months (Nov-Feb) may opt to winterize and completely disconnect their units over the winter and pay a reduced "store & save" rental rate of $300. This option allows you to store your camper right where it is and save your site till spring.

*The Deposit for long-term rental is not refundable but will be applied toward the final month’s rent as a “thank you” for staying for the full 6-month rental term or longer, provided there are no outstanding fees due or damage to the site and/or utility box. However, cancellation prior to the 6th month rental term will result in forfeiture of deposit.
The Deposit for Short-term rental will be refunded provided there are no outstanding fees and the site passes visual inspection to ensure there is no damage to the site and/or utility box and is free of debris/pet droppings. See cancellation policy for additional details.

The RV Patch/owners can terminate month-to-month and/or long-term rental agreements with 7-days' written notice or at any time for non-compliance or violation of the rules and policies and/or for non-payment of all fees due including rent and/or overage fees associated with utilities.

Rental rates are reviewed bi-annually and may be adjusted to cover utility rate increases with a 30-day notice.
